The Signs Your Roof Is Leaking The quickest way to know if your roof is leaking is to look up. When you see one or more stains on the ceiling, that is almost always an indication of a roof leak. Sometimes, it’s a build-up of condensation from an AC unit or an overflowing AC pan in the attic. Sometimes, it’s a compromised seam in a water line in the attic. Most of the time when you see a stain on the ceiling, your roof is leaking. Or worse, the stain becomes a bubble that starts filling up with water. If you see signs of roof leaks…

Go into your attic, travel to the area above the stain in your ceiling, and look for the following:

Roof penetrations with water stains

Nails or screws with water dripping

Plywood decking seams that are wet

Areas on the trusses that are wet or stained

Areas on the plywood decking that are stained

Areas in the insulation that show signs of being wet

The Signs You Need Re-Roofing Services

The following are signs that you should call our office

The following are signs that you should call our office:

Missing or damaged shingles

Missing or damaged shingles: This indicates that your roof's protective layer is compromised, making your home vulnerable to the elements.

A sagging roof deck

A sagging roof deck: This suggests trapped moisture and weakening structural supports. Immediate re-roofing can prevent potential collapse or further damage.

Dark streaks or moss

Dark streaks or moss: These indicate moisture problems that can erode shingles. Re-roofing can address underlying issues and restore roof integrity.

High energy bills

High energy bills: An unexpected increase in heating or cooling bills may signal poor roof insulation. Re-roofing with modern, energy-efficient materials can improve thermal efficiency.

Leaks

Leaks: Persistent leaks are a clear sign that your roof needs attention. Not only do they indicate significant damage, but they can lead to mold, mildew, and structural issues. Re-roofing may be able to provide a watertight solution and protect your property.

Why It Matters

When Reroofing Makes Sense

Reroofing — adding a new layer over your existing roof — can save 20–30% versus a full tear-off. It's a good fit when your existing roof is structurally sound but the surface is at end-of-life. Florida building code allows at most one overlay. If your roof already has two layers, full replacement is the only option.

How We Work

Our Reroofing Process

  1. 1

    Assessment + measurements

We confirm reroofing is appropriate — your decking is sound, the framing is intact, and a single overlay is permitted by Florida code.

  2. 2

    Material selection

You choose the new top layer. We'll talk through asphalt vs. metal, color options, and lifespan trade-offs.

  3. 3

    Installation

New underlayment, drip edge, and shingles over the existing layer. Typically completes in 1–3 days.

  4. 4

    12-year guarantee

Same as a full install — we stand behind reroofing for 12 years on labor.

Frequently Asked Questions

What's the difference between reroofing and replacing?+

Reroofing adds a new layer of shingles on top of the existing roof. Replacement (tear-off) removes everything down to the decking and starts fresh. Replacement costs more but lasts longer and lets us inspect the decking for damage.

Is reroofing allowed in Florida?+

Yes, but with restrictions. Florida code allows at most one overlay, so your roof must currently have only one layer. Local Indian River County permits are required and we handle that for you.

How long does a reroof last?+

A reroof lasts the lifespan of the new top layer — typically 15-25 years for asphalt. Slightly less than a fresh tear-off install because of trapped heat between layers.
